Emergency savings is to have that liquid reserves for the unexpected. The question is what is truly unexpected and I think we have to draw a distinction between those things.

We should be anticipating are going to have a useful life, and therefore we need to be putting money aside systematically to replace like you know an air conditioner that you know is can I have a 15 year useful life, and so at some point we know we need to replace it. Or maybe it's 20 years whatever it is a car that we know is going to have to be replaced and would like to build upon pay for with cash. You know those things that just through the course of normal wear and tear or ultimately going to have to be replaced versus something that's unexpected truly unexpected transmission goes out of the car early and it couldn't have been anticipated or an AC unit breaks down or you have a temporary loss of income or the loss of the job of the just comes out of left field. Those things really are emergency, so I think we need to find the balance between what should we be building into our spending plan on a monthly basis to be saving for normal replacement versus that which would be no a catastrophic event or something that's damaged like, and perhaps in the case of your roof, where yeah this is an emergency. We didn't plan for. We couldn't have and therefore you know that's what these funds are for.

So it's really, working through those two things now in terms of increasing from 3 to 6 months. I think you know there's not a right or wrong answer here which is why we give a range.

I think a lot of that comes down to what is the stability of your job situation is a newer job. Are you starting your own business and therefore you have a bit of fluctuation or have you been in the same job for quite a long time and you feel like you're part from what you might come unexpectedly, at least, your expectation is that everything is pretty solid and therefore you're more comfortable in the three month end than the six month and so that's just something you need to look at your situation and make that decision prayerfully.

I love the idea of you being completely debt-free in nine years. I think one of the approaches, there would be to say, could I run an amortization schedule that tells me exactly how much extra need to pay toward principal each month to be able to sync up the payoff with that nine year target. If in fact you have margin beyond that amount. Perhaps you could split you make that extra principal payments each month to get to that nine year target and then you take the rest of your margin and you continue to fund your emergency savings. Perhaps you don't build up as fast, but that at least keeps you on track to accomplish both goals over time. Moving your emergency savings up to a higher level while still making progress toward the early payoff on that 15 year mortgage throwback to you. That is all that make sense Mary is a couple ways you can do that one is you could go back to your mortgage servicer and just ask them to do it for you say listen, I want you to run an amortization schedule showing a nine year payoff in there to give you a document back that says exactly what you need to send each month toward principal over and above your regularly scheduled payment or you could do that yourself online. Just Google mortgage calculator and you'll find one that allow you to use one of the variables to be a payoff of nine years and it will tell you exactly how much extra. There's many of them you may need to try two or three into you find one that gives exactly what you're looking for, but in either case, an online calculator or calling your mortgage servicer and asking them to run it. We help how and buyer would like me to find that over the course of five years which would be about 500,000 and I've been advised again by my journey that any thing can happen and wanted to get your take yeah I would generally concur with TC, you know often when somebody's asking you to finance part of the sale. That means they don't have the ability to buy either they have bad credit or they just can't get the lender under conventional ratios to extend the credit which is a warning sign to me that they may be in fact overextended. It's, like you're somebody coming and asking you to cosign for a loan that they're trying to take out they need to use your credit because there's is not sufficient and the Federal Trade Commission says that 50% of the time that happens, the person does not hold up their end of the bargain, meaning they're not able to make the payments on a timely basis throughout the life of the loan and therefore the person cosigning has to step in and I would think it would often be true here in the case of somebody asking you to hold the mortgage. Do you have any reason as to why they're asking you to do that warehouse which probably will want to hear you and one additional financing late different finance yeah those are all warning signs for me to see that you could be in a high risk for default here, and others reasons that lenders on a conventional basis of certain guidelines on the amount of income and the debt to income ratios and you know how much outstanding credit is already there. How much payment can they afford, especially somebody saying they're going to try to carry two mortgages, you know there's probably a good reason that it typical lender would not finance this and I think your to take that and perhaps wait it out for somebody who can come in and by this.

At least somebody who can feel conventionally get approved for this mortgage without requiring you, so I'd probably stay away from it. If I were you, I think there's just too many red flags. Your new purchase 30 year rates around 315 year rates around 2 1/2 to go to be a bit higher for refinance, but you should still be able to get well under your current rate right now and I love the idea of you going from a 30 year to a 15 year at the same time those rates are going to be less so usually around 1/2 a point below the 30 year rates. Have you looked at this in terms of your budget just to make sure that with the mortgage payment on the 15 year term that you can in fact handle that kind of thought about it and I was thinking of principle, but I should we know. I really never had about 20 or 30 months of principle anymore what it may be your mortgage.

For example thousand dollars a month, jumps up to 200 or more a month will be one yeah well I think the key is you just want to go and run your budget and make sure you can carry that extra payment.

We use a rule of thumb that says so you shouldn't allocate more than 25% of your take-home pay to principal, interest, taxes and insurance C just want to make sure that your that higher payment is going to work for you, but I like this option. I think you should be able to see a full percentage point savings with that 15 year loan which is what I would be looking for some as long as you can save a point and you're planning on staying in this property for 5 to 7 years.

You can absorb the cost of the refi and you looked at the budget to make sure that it's not gonna cause you to have to stretch to make that monthly payment given what you already planning to do in terms of sending extra principle that I like it a lot. Now, in terms of where to go.

You certainly could check with your local bank check online though as well. There's some great rates out there online right now with some of the online banks. A great resource would be bank rate.com bank rate.com you could go in and look at the various options for a 15 M a 30 year and you can compare some of those online bank rates to your traditional brick-and-mortar and then decide which way to go. Also, make sure you get a good faith estimate so you understand exactly what the closing costs are to be but I like this idea. You know, we don't want to accumulate just for accumulation's sake.

I think that's where we see the parable of the rich fool who just building bigger barns and we certainly don't want to do that. I think we need to always have a plan that's thought through prayerfully that aligns with our values and our priorities as believers and that's where a certified kingdom advisor could perhaps help you think through that in terms of how much do you really need for retirement and any other savings goals that you have and through your current retirement savings are you on track to meet that goal and if so, could this surplus be an opportunity to perhaps ask the Lord how he might use you to meet the needs of others or be involved in some of his great work around the world in the name of Jesus that would be something I'd be wrestling through and so we always want to do this in light of the plants of you have an advisor, I would probably start there. If you don't, you could find a certified kingdom advisor there and in Elgin by going to moneywise live.org just click on find the CK you can do a ZIP Code search, but I think in terms of the various tools other than your company-sponsored plan. Joe, I really do like the Roth IRA that could be a great long-term saving option for you or you can put in after tax dollars and see that tax-free growth but I think before you do that I would just revisit that financial plan do some retirement planning in the really think about.

Perhaps what giving goals. You might have because those are really the two things you should be focused on this point. Great suggestions there. Rob obviously learning how to handle surplus is almost a lifelong thing, but of God continues to provide you with the surplus. He has a reason for it may be to build a slightly bigger barn or maybe to increase the giving you do it your church just slightly. What's the scenario, there so I purchased the house of September so I was able to help with 25% mortgage payment and 15 year mortgage terms for taking my call. I really know everyone but so my question I'm done a little better cash flow with standing pretty sorry shape, but the house that went out and then I got kind of just on different flavors of non-I also have a roof shingles be repaired and probably you have my question is where I also want to try to get to be debt free of accelerating mortgage payments is much like the question is, where would the very repairs coming to play when I'm trying to become that.

It's possible for the winter but sure yeah these are great questions and I love the way your thinking through this, Jacob. You're obviously on the track to be debt free youth. You bought a fixer-upper. I think anytime we go into a home like that. We just know on the front and there's going to be some cost to get it to you know where it's it's livable. Make sure were maintaining it properly and the things you're mentioning are not just enhancements and were talking about the furnace which is essential were talking about the roof which was always is not leaks.

Perhaps that could be put off.

I think you we often want to try to fund these out of cash flow. If we can. Where were saving for them. Over time, and then doing them as needed.

If you don't have the ability to do that. That would mean that you have to take probably a home equity loan yelling. I would obviously focus on paying that off as quick as you can before you accelerate the mortgage payoff just because that's gonna carry a higher interest rate on a second mortgage, then your your current mortgage has. I love the fact you're on a 15 year so you're not making payments based on 30 years and so if you have to delay adding extra to that to be able to fund either out of cash flow by waiting and saving for paying off that the home equity loan with your surplus until such time as you can pivot over and accelerate that first mortgage.

I think that's probably the way to go. Does that make sense.

I'll call I'll month emergency fund. If I had to dip into paper like that would be a completely logical yeah. Perhaps that's the way to go. As you draw that down to three months. Use that to pay for the furnace.

Hopefully that covers it. And then we focus on rebuilding that, or taking the surplus that you have and starting to put it away for the roof repairs and delaying on those just as long as you can. Then we don't have to do any more borrowing. I realize we dip down on emergency fund. We delayed our payoff on her first mortgage, but you're making some real progress toward keeping the home and in good shape so I like that plan a lot and I think just keep up the good work Jacob.
